  • Mohali: Known for IT companies, Mohali homes cost ₹5,000–₹7,000 per square foot, with places like Sector 70 and Kharar being in demand.

  1. How Many People Want Homes vs. How Many Homes Are Available
    • Zirakpur: Lots of young workers and NRIs want homes here, keeping prices high. But too many flats in places like VIP Road or Patiala Road could push prices down if fewer people buy.
    • Panchkula: People steadily want homes near Chandigarh, and there’s not much extra land, so prices stay steady.
    • Chandigarh: Very little land is left, and rules are strict, so it’s hard for prices to fall.

    • Mohali: IT workers keep demand strong, though Zirakpur’s cheaper options might limit price rises in some areas.

    • Things like the Chandigarh Metro (still being planned), better roads, and the nearby airport help keep property prices strong. New Chandigarh and Mohali gain the most from this.

  • Mohali: IT jobs keep prices steady. They won’t fall, but cheaper areas like Kharar might grow slower (4–6%).

  • For Homebuyers: In Zirakpur or Mohali, watch for extra flats and bargain with builders. In Chandigarh or Panchkula, don’t wait for prices to drop—buy when you find something good.
  • For Investors: New Chandigarh is great for long-term gains, while Zirakpur is good for renting out to workers. Don’t borrow too much with high loan rates.
